  • A fix & flip loan is a short-term loan designed to help investors purchase and renovate properties to resell for a profit. It covers part of the purchase price and rehab costs, and is repaid when the property is sold or refinanced.

  • oan amounts are typically based on:

    • Up to 85–90% of the purchase price

    • Up to 100% of the rehab costs

    • Not exceeding 70–75% of the After-Repair Value (ARV)

    We evaluate the deal itself — not your tax returns or W2s.

  • No experience required, though prior projects can strengthen your application. First-time flippers are welcome — we just want to make sure the numbers work and the plan makes sense. If it’s a large full renovation project, a general contractor may be required.

  • Yes. We offer up to 100% financing of rehab costs, released in draws as work is completed and inspected. You don’t need to pay out of pocket for everything up front — but you will need funds to start the project and cover the first few expenses before your first draw is released.

  • Most investors need to bring 10%–15% of the purchase price to the table. We typically lend up to 85–90% of the purchase price and up to 100% of the rehab costs, as long as the deal stays within 70–75% of the After-Repair Value (ARV).

    You'll also need funds to cover:

    • Closing costs

    • Interest reserves (in some cases)

    • Initial rehab costs (before the first draw is released)

  • Here’s a short list to kick things off:

    • Purchase contract

    • Rehab budget or scope of work

    • LLC/entity docs (Articles of Incorporation, Operating Agreement, EIN)

    • Driver’s License (front & back)

    • Last 2 months of bank statements (to cover down payment, closing costs & start of rehab)

    No income docs, W2s or tax returns required.
